Monthly stays are arranged directly rather than booked online, because availability depends on what is opening up, which class fits your rig and when you need to arrive. We usually reply within one business day.
What comes with a monthly site
Monthly guests get the same shoreline, the same guest kayaks and the same fire pit as anyone here for a weekend. Staying longer just means you get to use them on an ordinary Tuesday.
There is a fenced dog park, a laundry room on site and quiet hours from 10:00 pm. We are not near any major road, so what you hear after dark is the lake rather than traffic. People stay long enough here that you get to know your neighbors.
Frisco is about 25 minutes away, Denton about 30 and downtown Dallas about an hour, so most of the metroplex is an easy commute while the park itself stays quiet after dark. Every monthly guest aged 18 or over is background-checked at $35 each, which is part of why it stays that way.

How is electric billed?
Your site is metered and electric is billed monthly on top of the site rate. Water, sewer and AT&T Fiber Internet are included. Summer bills in North Texas run higher than winter ones, and the office can give you a realistic range for the season you are arriving in.
Can I get a waterfront site for a monthly stay?
Sometimes. Premium Gold and Premium Platinum are the waterfront rows, and they are the first to fill with nightly bookings on weekends and holidays. Ask when you inquire and we will tell you what is realistic for your dates.
Can I receive mail and packages?
Not regular mail — the park does not take it, and the address cannot be used as a permanent one. Most monthly guests rent a PO box at the UPS Store in Cross Roads or use the Amazon Locker in Oak Point, both a few minutes away. We are working on an option for deliveries; ask the office where that stands when you book.
Is Wi-Fi included on a monthly stay?
Yes. Park-wide AT&T Fiber Internet is included in the monthly rate. If your work depends on a connection, bring a cellular backup as you would anywhere.
Are pets allowed on long-term stays?
Yes. Up to two pets per site, the same as any other stay, with a fenced and shaded dog park on the property. Pets need to be leashed anywhere outside your RV or the dog park.
Can I stay through the winter?
Yes. The park is open year round and North Texas winters are mild, so seasonal travelers make up a good share of our monthly guests. January through March is usually when monthly availability is best.
Do I have to sign a lease?
No. Monthly stays are month-to-month with a 30-night minimum and a refundable deposit, rather than a residential lease. If your project finishes early or runs long, talk to the office and we will work with it.
