Park rules and guest guidelines
None of this is unusual. It is written down so nobody has to guess, and so the ranch stays comfortable for everyone staying here.
We love our guests and want everyone to enjoy their stay. These guidelines help keep the ranch safe, comfortable and enjoyable for everybody in it.
Everyone staying signs the ranch waiver at check-in and agrees to these rules. If something here does not work for your situation, call the office before you book and we will talk it through.

Your site
One RV per site. Keep the site tidy and leave it in the condition you found it. No physical changes to a site without written approval from the owner — that includes decks, steps, landing platforms and artificial turf.
All RVs must be in good operating condition: no window air conditioners, no torn awnings, no visible rust or denting. RV skirting needs approval before it goes on, and rigs older than ten years need approval before booking — send a couple of photos and it is usually straightforward.
Two occupants per RV without prior approval and additional payment. Going over without arranging it first carries a $50 per person per day penalty.
No group gatherings, parties or events of any type. This is a quiet park on a private shoreline, not a venue. Registered guests are of course welcome to gather amongst themselves, and there are several spots around the park meant for exactly that — the fire pit, the grove and the two pavilions. What is not allowed is inviting a crowd in from outside.
What, and how many, can stay out on your site
Anything left out overnight counts as living there — a table and four chairs is five things. Day-use items that get put away in the evening do not count. We do not allow clutter.

10 p.m. to 8 a.m.
Quiet hours run from ten at night until eight in the morning, and they are not treated as a suggestion. Violations will not be tolerated.
At all times — not only during quiet hours — refrain from idling engines or running generators, except in a genuine emergency power situation. Every site here has 20/30/50 amp power, so there is no ordinary reason to run one.
Smoking is not permitted in any building, and cigarette butts go in a bin rather than on the ground. This is a treed property and we intend to keep it.
10 mph, strictly
Ten miles an hour everywhere in the park, at all times, strictly enforced. There are children, dogs and people backing forty-five feet of trailer into a slot.
All vehicles stay on the park roads, site pads and parking areas. Driving off the roads is prohibited — that covers ATVs, UTVs, dirt bikes, side-by-sides, golf carts and cars alike. No driving on grass, undeveloped land, restricted areas or common space.
Pets
Pets are genuinely welcome here, and these rules are what keeps them welcome.
Vehicles and speed
Fires and grills
No open fires anywhere except the fire pit provided in the common area near the shoreline — and wood is the only thing that goes in it.
Propane fire pits and propane grills may be permitted at individual sites with a permit from the office, approved case by case. Ask first.
Keep barbecue grills, smokers, flat-top griddles, pellet grills, pizza ovens and cowboy cookers off the synthetic turf, and far enough from it that sparks and residue cannot reach it. Turkey fryers are prohibited in the park.
Trash
Bagged household trash only, and put it in the dumpster rather than leaving it out overnight — wildlife will get into it and the rest will blow into somebody else’s site.
Not accepted: construction debris, batteries, appliances, paint, pool chemicals, new or used motor oil, or anything else that could be considered toxic.
Utilities and sewer
Mail and packages
The UPS Store at 11450 US-380 Ste 130, Cross Roads, TX 76227 rents PO boxes and will accept packages for you. There is an Amazon Locker at the 7-Eleven at 3000 FM 720, Oak Point, TX 75068. Both are a couple of miles from the park.
Post offices that rent boxes: 1012 W Eldorado Pkwy, Little Elm, TX 75068 and 120 Stanley Dr, Aubrey, TX 76227.
Monthly guests
The synthetic turf
Sixty-two sites have professional-grade artificial turf. It is expensive, it does not grow back, and a single careless evening ruins a whole panel — so it has rules of its own.
Children and supervision
Parents and guardians are responsible for the behaviour of their children anywhere in the park.
Children under 18 must be directly supervised during quiet hours. Children aged 14 and under need adult supervision at all times, anywhere on the property.
There are children on bicycles here, and people backing forty-five feet of trailer into a slot. That is the reason for the ten-mile-an-hour limit and the reason for this one.
Drones
Drones and other unmanned aerial systems are strictly prohibited. That covers launching, landing and flying anywhere on the property, for any purpose.
It is a small park with close neighbours, and nobody on a lakeside site wants a camera overhead. If you need aerial footage of the property for a legitimate reason, speak to the office first.
Using the water and the grounds
This is a working piece of ground on a natural lake, not a resort pool deck. Everyone signs the waiver, and everyone looks after their own party.
Damage to the property
Hitting golf balls is strictly prohibited anywhere in the park.
Intentional destruction of park property means the full cost of the repair and possible eviction.
Accidental damage happens, and it is not a problem if you tell us. Report it to management immediately. Failing to report accidental damage is treated the same as the intentional kind — full repair costs and possible eviction.
How we treat each other
Abusive or disruptive behaviour toward management, staff or other guests is not tolerated. Neither is loud, obnoxious or unlawful conduct, and neither is violence or the threat of it.
Do not display or carry weapons in a way that may alarm anyone else in the park.
The possession, sale or manufacture of illegal drugs is prohibited.
None of this is aimed at anybody. It is written down so that on the rare occasion it is needed, nobody is surprised.
Gate access, and who you can let in
One gate, one way in, working around the clock. It is also the reason the shoreline stays quiet, which is why the access rules matter.
