Park rules and guest guidelines

One RV per site. Keep the site tidy and leave it in the condition you found it. No physical changes to a site without written approval from the owner — that includes decks, steps, landing platforms and artificial turf.

All RVs must be in good operating condition: no window air conditioners, no torn awnings, no visible rust or denting. RV skirting needs approval before it goes on, and rigs older than ten years need approval before booking — send a couple of photos and it is usually straightforward.

Two occupants per RV without prior approval and additional payment. Going over without arranging it first carries a $50 per person per day penalty.

No group gatherings, parties or events of any type. This is a quiet park on a private shoreline, not a venue. Registered guests are of course welcome to gather amongst themselves, and there are several spots around the park meant for exactly that — the fire pit, the grove and the two pavilions. What is not allowed is inviting a crowd in from outside.

Quiet hours

10 p.m. to 8 a.m.

Quiet hours run from ten at night until eight in the morning, and they are not treated as a suggestion. Violations will not be tolerated.

At all times — not only during quiet hours — refrain from idling engines or running generators, except in a genuine emergency power situation. Every site here has 20/30/50 amp power, so there is no ordinary reason to run one.

Smoking is not permitted in any building, and cigarette butts go in a bin rather than on the ground. This is a treed property and we intend to keep it.

Speed limit

10 mph, strictly

Ten miles an hour everywhere in the park, at all times, strictly enforced. There are children, dogs and people backing forty-five feet of trailer into a slot.

All vehicles stay on the park roads, site pads and parking areas. Driving off the roads is prohibited — that covers ATVs, UTVs, dirt bikes, side-by-sides, golf carts and cars alike. No driving on grass, undeveloped land, restricted areas or common space.

Fires and cooking

Fires and grills

No open fires anywhere except the fire pit provided in the common area near the shoreline — and wood is the only thing that goes in it.

Propane fire pits and propane grills may be permitted at individual sites with a permit from the office, approved case by case. Ask first.

Keep barbecue grills, smokers, flat-top griddles, pellet grills, pizza ovens and cowboy cookers off the synthetic turf, and far enough from it that sparks and residue cannot reach it. Turkey fryers are prohibited in the park.

Trash

Trash

Bagged household trash only, and put it in the dumpster rather than leaving it out overnight — wildlife will get into it and the rest will blow into somebody else’s site.

Not accepted: construction debris, batteries, appliances, paint, pool chemicals, new or used motor oil, or anything else that could be considered toxic.

Children

Children and supervision

Parents and guardians are responsible for the behaviour of their children anywhere in the park.

Children under 18 must be directly supervised during quiet hours. Children aged 14 and under need adult supervision at all times, anywhere on the property.

There are children on bicycles here, and people backing forty-five feet of trailer into a slot. That is the reason for the ten-mile-an-hour limit and the reason for this one.

Drones

Drones

Drones and other unmanned aerial systems are strictly prohibited. That covers launching, landing and flying anywhere on the property, for any purpose.

It is a small park with close neighbours, and nobody on a lakeside site wants a camera overhead. If you need aerial footage of the property for a legitimate reason, speak to the office first.

Property damage

Damage to the property

Hitting golf balls is strictly prohibited anywhere in the park.

Intentional destruction of park property means the full cost of the repair and possible eviction.

Accidental damage happens, and it is not a problem if you tell us. Report it to management immediately. Failing to report accidental damage is treated the same as the intentional kind — full repair costs and possible eviction.

Conduct

How we treat each other

Abusive or disruptive behaviour toward management, staff or other guests is not tolerated. Neither is loud, obnoxious or unlawful conduct, and neither is violence or the threat of it.

Do not display or carry weapons in a way that may alarm anyone else in the park.

The possession, sale or manufacture of illegal drugs is prohibited.

None of this is aimed at anybody. It is written down so that on the rare occasion it is needed, nobody is surprised.
