Monthly RV sites start at $750 plus metered electric. A $250 deposit is due before arrival, and every monthly guest aged 18 or over needs a background check at $35 each.

No. Booking direct through our Campspot page carries no booking fee, and confirmation is instant.

On nightly and weekly stays, yes. Monthly and long-term sites are metered and electric is billed separately, in arrears — the payment taken on 1 January covers December’s usage.

There are no refunds or prorations for an early departure. All fees are paid before arrival or setup.

RV sites check in from 2:00 p.m. and out by 12:00 p.m. Cabins check in at 4:00 p.m. and out by 11:00 a.m. If you need an earlier or later time, call the office one or two business days before your reservation.

The phone is answered from 7:00 a.m. to 10:00 p.m., seven days a week. The office itself is open Monday, Tuesday, Thursday and Friday 8:30 a.m. to 5:00 p.m., and Saturday 10:00 a.m. to 2:00 p.m., and is closed Wednesday and Sunday, but check-in is contactless so that does not affect arriving.

Yes. Check-in is contactless and the gate code works twenty-four hours a day. Quiet hours run 10 p.m. to 8 a.m., so if you arrive after ten, get level, plug in and leave the rest until morning.

Yes, with code-controlled entry. It is also why the private shoreline has no day-use traffic on it.

Up to fifty feet on Premium Gold and Premium Platinum sites, forty-five feet on Premium and Premium Silver, and thirty-five feet on Standard. If you are close to a limit, call the office and we will put you on a site that genuinely fits.

Yes — every RV site has 20/30/50 amp power, water and sewer at the pad. You will not need a dump station on the way out. Septic hoses must have a foam donut or hard shell fitted.

Premium Gold and Premium Platinum face the water, and Cabins 1 and 2 look out over it — Cabin 3 sits a little higher up towards the road, a short walk down. Standard, Premium and Premium Silver sit further back under the oaks — and every guest uses the same shoreline.

Rigs older than ten years need approval before booking — send a couple of current photos to the office and it is usually straightforward. All RVs must be in good operating condition: no window air conditioners, torn awnings, or visible rust or denting.

Two passenger vehicles per site, and there is room beside most sites for a boat or work trailer. Anything beyond that needs office approval before the vehicle arrives. No parking on the grass or in empty sites.

Two occupants per RV without prior approval and additional payment. Going over without arranging it first carries a $50 per person per day penalty, so have the conversation when you book.

Yes, three of them, all on the same lakefront property and all pet-friendly. Cabins 1 and 2 sleep two. Cabin 3 has three bedrooms and two full bathrooms, a full kitchen, a washer and dryer and a full-length deck, and sleeps six.

Yes — all three, with two pets per cabin. That is less common than it should be, and it is deliberate.

Kitchen or kitchenette, private bathroom, air conditioning and heating, comfortable beds, Roku TV and AT&T Fiber Internet, plus a covered porch or deck. Cabin 3 adds two more bedrooms, a second bathroom, a full kitchen and a washer and dryer in the primary bathroom.

Cabin check-in is 4:00 p.m. and check-out is 11:00 a.m. — later in and earlier out than the RV sites, which run 2:00 p.m. to 12:00 p.m. The wider gap is to allow for housekeeping.

Yes — about six hundred feet of private Lake Lewisville shoreline, behind the gate and for guests only. There is no public day-use access to our stretch, which is the single thing about this park that cannot be copied on this lake.

Yes, straight off the bank, without a boat or a launch fee. Anyone 17 or older needs a Texas fishing license. Texas Parks and Wildlife rates the catfish and crappie in Lewisville excellent, and the bass good.

Not at the ranch — our shoreline is for paddling, swimming and bank fishing. Little Elm Park, Cottonwood and Crescent Oaks ramps are roughly ten to fifteen minutes away, and Doe Branch, a Corps ramp with no launch fee, is ten to twenty.

Yes, guests are welcome to use them, and they go in straight off our bank rather than from a public ramp. Bring your own paddleboard or canoe if you have one. Everyone using the water signs the ranch waiver first.

Yes, off our shoreline. There is no lifeguard and no roped swim area — it is a natural lake bottom and you swim at your own risk. Little Elm Park Beach is the nearest sandy municipal beach, ten to fifteen minutes away.

Yes — two pets per RV site and per cabin, with a fenced dog park on site. Pets stay on a lead everywhere outside except inside the dog park, are never left outside unattended, and must be picked up after immediately.

10 p.m. to 8 a.m., and they are enforced. At all hours, refrain from idling engines or running generators except in a genuine emergency — every site has 20/30/50 amp power.

No open fires except in the common fire pit by the shoreline, and wood only. Propane fire pits and propane grills may be allowed at individual sites with a permit from the office, approved case by case. Turkey fryers are prohibited.

No. Group gatherings, parties and events of any type are not permitted. It is a quiet park on a private shoreline rather than a venue, and that is what most guests come for. Registered guests are of course welcome to gather amongst themselves, and there are several spots around the park meant for exactly that — the fire pit, the grove and the two pavilions. What is not allowed is inviting a crowd in from outside.

Ten miles an hour, at all times, strictly enforced. All vehicles stay on park roads, site pads and parking areas — no driving on grass or common ground, and that includes golf carts, ATVs and side-by-sides.

Not on the public shoreline — the Corps and city parks around Lewisville Lake cap stays at around fourteen days. Waterfront Hideaway Ranch is private land, so monthly and seasonal stays are available on the water. It is the main reason people find us.

Regularly — they are a good part of the long-term guests here. The park-wide AT&T Fiber Internet is sized for people working from their rigs, the laundry was upgraded for exactly this, and Frisco, Denton and Plano are all a straightforward commute.

No. The park does not provide mail service and the address cannot be used as a permanent address. Guests use the UPS Store at 11450 US-380 Ste 130 in Cross Roads, or the Amazon Locker at the 7-Eleven at 3000 FM 720 in Oak Point — both a couple of miles away.

Yes — park-wide AT&T Fiber Internet on a dedicated line, included in every rate, at the RV sites and in all three cabins.

Yes, a bathhouse with hot showers and restrooms kept clean, and an upgraded laundry room with washers and dryers.

No pool — guests swim in Lake Lewisville off our own shoreline. The Cove at The Lakefront in Little Elm has pools and water features and is ten to fifteen minutes away.

No. EV charging is not permitted at any RV site or cabin, with no exceptions — the pedestals are not built for it.

Groceries and pharmacies are within about two miles, five minutes away along FM 423 and US-380 — CVS, a brand new Target, Kroger, Sprouts, Walmart and Aldi. Diesel and big-rig-friendly fuel is on FM 423, US-380 and FM 720, five to twenty-five minutes, plus truck stops on I-35 at Denton.

All within two to three miles. For a sit-down meal: La Rustica, Villa Grande, Palio’s Pizza and Bottlecap Alley. For something quick: Starbucks, Dutch Bros, McDonald’s, Whataburger, Chick-fil-A, Panda Express, Chipotle, Burger King, Jack in the Box, Taco Bell and Popeyes.
